Free Industrial Offering Memorandum (OM) Template: PowerPoint, Google Slides & AI

A brokerage-neutral industrial offering memorandum in the same page order as the default OM in IntellCRE, with the pages industrial buyers actually ask for. Placeholders only, no invented data.

Version 1.0Updated October 2026PowerPoint · Google Slides · Markdown · Claude · ChatGPTFree, no signup

What you get

  • A PowerPoint OM with the IntellCRE page order and two industrial-specific pages: Building Specifications and Tenancy and Rollover.
  • A short “what goes here” note on every page and a placeholder for every figure; nothing is filled in with made-up data.
  • A Keynote file, a Google Slides route (import the PowerPoint), a Markdown template, a Claude Skill, and prompt and custom GPT text for Claude, ChatGPT and Gemini.

What makes an industrial OM different

Industrial buyers screen on building function before price: clear height, dock doors, truck court, power and sprinklers decide the tenant pool. The document leads with specifications and a bay-level tenancy and rollover table on NNN rents.

That is why this template does not reuse a generic deck. The questions buyers ask first about industrial property are specific, and the document should answer them without being asked:

  • What is the clear height, how many dock doors are there, and is there room for trucks to turn?
  • What is the power service, and can it be increased?
  • Is the rent net, and how does it compare with current asking rents for similar buildings?
  • What is the age and condition of the roof and the truck court paving?

The metrics buyers look for

The summary page of this industrial OM is built around six numbers. Show only the ones you can support with a source or a calculation.

  • Price per SF
  • In-place cap rate
  • Occupancy
  • WALT
  • In-place vs market rent (NNN)
  • Clear height

The property-data table beside them covers: building area (sf), clear height, dock-high doors / drive-in doors, column spacing and truck court depth, power (amps / voltage), sprinkler type and trailer parking.

The industrial-specific pages

Building Specifications

Columns: Building / bay, SF, Clear height, Dock doors, Drive-ins, Office %, Power. State the as-of date and where the figures come from.

Tenancy and Rollover

Columns: Tenant, Bay, SF, NNN rent per SF, Escalations, Lease end, Market rent per SF. Cite documents, not memory.

Comparables

Sale comps use these columns: Building SF, Year built, Clear height, Sale price, Price per SF, Cap rate, Occupancy at sale. Rent or rate comps use: Property, Size, Clear height, NNN asking rent per SF, Dock doors, Concessions.

Assumptions to state

Every projection in an industrial OM rests on assumptions a buyer will test. The Assumptions page has rows for: downtime on rollover, market rent growth, ti and commissions, nnn recovery rate, roof and paving reserves, exit cap rate.

Back it up: documents to have ready

An industrial OM is only as credible as the documents behind it. Collect these before you publish figures.

Physical

  • Building specifications: clear height, column spacing, dock and drive-in doors, power: Functionality sets the tenant pool
  • Roof warranty, roof reports and paving condition: Roof and truck court are the big capital items
  • Fire sprinkler design (ESFR or other) and inspection records: Storage use depends on it
  • Utility capacity letters (power, gas): Power availability limits future tenants

Environmental

  • Phase I environmental report and tenant hazardous-materials disclosures: Industrial uses carry environmental risk

Leases

  • Leases, amendments and estoppels: Confirms NNN structure and expansion or purchase options

Operations

  • CAM and tax reconciliations: Tests NNN recovery

Compliance

  • Zoning verification including outdoor storage and truck parking: Uses vary widely by jurisdiction

Common industrial mistakes

  • Leaving out clear height, dock doors or power
  • Quoting rent without saying NNN
  • Comparing buildings of very different clear height
  • Ignoring outdoor storage or truck parking rights

Market data

The market page has rows for: submarket vacancy, average asking nnn rent per sf, net absorption (12 mo), space under construction, port / rail / interstate access, rent growth (12 mo). Put the source and the date next to each one.
