Better Comp Entry & Custom Map Controls
Hey everyone, Anton here.
Let me be super brief.
We know how important comps are for your property marketing assets—sales comps, rent comps, lease comps.
Which is why, as promised, we’ve launched several new improvements to basically allow you to very quickly and very easily get the comps into the IntellCRE system.
Fully customize the data structure for your comps to be 100% in line with how your data structure for comps usually looks.
And the third very important point is we added the ability to customize the maps and how they’re positioned and zoomed and how they appear in your marketing assets.
Custom Comp Table
So let me quickly walk you through how this works with an example.
So here I am in the sales comps interface for this deal.
And now note that there is a table here that has certain default columns like:
- Image for the property
- Name
- Address
- Sale date
- Sale price
- Number of units
And so on.
I can fully customize this table.
So if I don’t want to use renovated, I can just hide the column.
I can reposition or reorder the columns.
I can add brand new columns.
So I’ve added this one called note.
But as you can see, I click on the plus and I just click create new column.
I give the column a name and I can keep adding columns and repositioning them.
Copy Paste Spreadsheet Data
Why did I create this form of the table?
Because I have a spreadsheet with comps that looks something like this.
And as you can see, I have:
- Property name
- Address
- Sale date
- Sale price
- Cap rate
- Note
As columns in my spreadsheet file.
So what I can now do is simply copy the whole table of comps.
Ctrl + C.
Go to the system.
Click create new comp.
You see I have an empty row.
I’m going to go into the property name field and hit Ctrl + V.
Now the system is going to validate all these addresses.
And it’s going to put all the right data points into the columns where they belong.
So as easy as that.
Simply copy paste your comps from your spreadsheet into the IntellCRE system.
Comp Data Fields
You see we have:
- Image
- Property name
- Address
- Sale date
- Sale price
- Number of units
- Total square footage
- Year built
- Renovated
- Price per unit
- Price per square foot
- Cap rate
- Note
So our notes are now stored in the note column.
Fix Bad Addresses
Now let me show you a very cool feature.
This is going to be handy if you have a comp with an address that is either corrupted, wrong, or not recognized by Google.
For this example, I have one called:
Bad address example
And let me show you.
The address is corrupted.
Instead of:
4000
It says:
400
And there’s an exclamation mark.
Instead of:
Street
It says:
Streak
So what happens if I copy a comp like that into the system?
Or if comps like that are part of a bulk import?
If I copy this into the system, the system immediately recognizes that the address is wrong.
And gives me two options:
- Ignore this comp and do not import it
- Change the address and see the correct address according to Google
So:
4000 Oregon Street
Is the correct address.
Once I correct the address and click create comp—
Now I have the comp in the system with the correct address.
So this is extremely cool.
Rent Comp Customization
This is the interface you can now use to very quickly customize the data structure for your comps and then paste comps directly into the system.
Same for rent comps.
Note that rent comps have unit mix.
You can also customize that to fit the precise structure of how your unit mix data is encoded in your spreadsheet.
Custom Map Positioning
Now another cool thing here—
If I want to customize this map and how it is displayed in my brochures or other marketing assets like websites—
You now have the ability to reposition the map.
This is especially important if the pins are too close to each other and overlap.
For example:
You may not see pin number two.
You may not see pin number four.
So what I can do is:
- Reposition the map
- Change the zoom level
- Adjust the display exactly how I want it
And once I’m happy with the map view—
I can click:
Create New Map Zoom and Position
This saves the zoom and position of your sales map.
Other Map Types
Same goes for rent maps.
Same goes for other maps.
For instance in market overview:
Nearby employers.
You can reposition.
Zoom.
And save that view.
And this is the exact view that’s going to be shown in your brochures and other marketing assets.
Final Thoughts
