Thirty free CRE templates: offering memorandums, broker opinions of value, leasing flyers, a listing one-pager, a deal room checklist and a multifamily acquisition model. No form. No email required.
Most βfreeβ CRE templates cost you an email address, a sales call, and about twenty minutes of disappointment when the file turns out to be a stock brochure with the logo swapped. We built the library we wanted to find.
Everything at intellcre.com/models downloads directly. No gate, no drip sequence.
What is in the library
Thirty templates, organized by the job you are doing and the property type you are doing it on.
Offering memorandums (12 property types, plus a general one)
A full OM structure: executive summary, property overview, financials, rent roll, comparables, market context and the offering terms. One version per property type, because an industrial OM and a self-storage OM do not lead with the same page.
Browse them by asset class: multifamily, office, industrial, retail, medical office, hospitality, self-storage, net lease, mixed-use, land, mobile home parks, alternative and specialty, or all property types.
If you want the thinking behind the document rather than the file, we wrote that up separately: how to create a winning offering memorandum.
Broker opinions of value (12 property types, plus a general one)
A BOV has a harder job than an OM. You are not selling the asset yet, you are earning the listing, so the value conclusion has to survive scrutiny from an owner who already has a number in their head.
Each template carries the valuation logic in order: the comparable set, the adjustments, the income approach, and a value range with the reasoning attached rather than a single figure presented as fact.
The companion guide is here: how to write a broker opinion of value.
Four templates for the rest of the deal
- Leasing flyer. One page, availability led. For the tenant rep who needs the space in front of someone this afternoon.
- Listing one-pager. The teaser you send before the full OM, built to survive being forwarded.
- Deal room checklist. What belongs in the data room before you go to market, so diligence does not stall on a missing estoppel.
- Multifamily acquisition model. Underwriting with the scenario cash flows shown rather than buried, across a range of exit cap rates.
You can also browse by job: valuation, marketing, or acquisition.
Pick the format that matches how you work
Most templates ship in several formats, because half the industry lives in PowerPoint and the other half stopped opening it years ago. The multifamily acquisition model is the exception: it is a spreadsheet, so it comes as one.
- PowerPoint (.pptx) and Keynote (.key) for editing the deck directly, on all 28 decks: every template except the deal room checklist and the acquisition model.
- Excel (.xlsx) for the three that are really spreadsheets: the BOV valuation model, the deal room checklist and the multifamily acquisition model.
- Google Slides by importing the .pptx, for teams that work in the browser.
- Markdown (.md) as a plain-text structure you can paste anywhere.
- A Claude Skill (.zip), a Custom GPT, and prompts for Claude, ChatGPT and Gemini, so your assistant builds the document to the right structure instead of inventing one.
That last group is the part worth trying first. A template tells you what sections to write. A prompt or Skill writes the draft in those sections from the deal facts you give it.
Which one do you actually need
- Pitching for the listing? Start with the BOV for your property type.
- Won it and going to market? The listing one-pager goes out first, then the OM.
- Leasing rather than selling? The leasing flyer, and skip the rest.
- Buy side? The acquisition model, with the deal room checklist to keep diligence moving.
Where templates stop
A template gives you the structure. It cannot pull your rent roll, read your T-12, place your photos or keep your brand consistent across twelve documents. That is still your evening.
IntellCRE does that part. Upload the deal files, pick the asset, and the OM, BOV, flyer or listing site comes back built from your data and laid into your brand, in minutes. The judgment stays with you. The assembly does not have to.
Book a call and we will run it on one of your own deals, or take the templates and keep doing it by hand. Both are genuinely fine with us.
