Welcome to this quick online demonstration of IntellCRE, the first AI-powered platform that combines over 20 powerful features to help you accurately underwrite real estate deals in just a few seconds.

A Web-Based Platform With No Setup Required

The platform is entirely web-based, so there is no need to download or install any software. You can log in from anywhere, using any device, simply by going to the IntellCRE website.

The platform is extremely intuitive and simple to use, allowing you to start immediately without any onboarding or training.


Creating a New Property Analysis

To create a new property and begin underwriting, go to the New Analysis tab. Simply start typing the property address and select it from the list of suggested addresses.

You can choose to import complete or partial data that is pulled automatically, or you can start with an empty form.


Automatically Generated Property Data

IntellCRE automatically pulls property characteristics and property details, including:

  • Property and area photos

  • Building information

  • Parking information

  • Walkability

  • Property and area descriptions

Property highlights are also auto-generated by AI.

This information is used by IntellCRE’s algorithms to automatically suggest relevant sales comparables and display the IntellCRE Estimate, which shows the optimal price range for the property.


Income & Rent Roll Data Input

The only essential data that needs to be provided is the income of the property. There are multiple ways to input this data:

  • Manual input

  • Copying and pasting from spreadsheets or PDFs directly into the form

  • Downloading and using a template file

By far the most convenient option is uploading an existing document, such as an AppFolio or Yardi rent roll export, or any spreadsheet that contains data on current rents or unit mix.

IntellCRE extracts all data from uploaded files, including unit mix, square footage, and current rents. It then automatically displays market rent and the upside potential for each unit.

Vacancies, growth rates, and other parameters are auto-suggested, but can also be customized based on your preferences.


Operating Expenses & AI Estimation

There are four ways to input operating expenses. The most convenient method is uploading a T12 or a profit and loss statement directly into the platform, allowing IntellCRE to extract the data automatically.

If such a file is not available, or if expenses are unknown, selecting the Type-In Operating Expenses method enables IntellCRE to auto-estimate expenses based on:

  • Property characteristics

  • Location

  • Size

  • Number of units

  • Local averages from nearby properties

The platform displays estimated totals of current and market operating expenses as a percentage of gross operating income. Users can edit individual expense items or switch bases for entire groups of expenses. Expense and annual tax growth rates are automatically suggested.


Renovations, CapEx & Deal Overview

This section can also be used to model multiple renovation and capital expenditure projects, including budgeting, project periods, and vacancy impacts.

The panel on the right side of the screen shows an overview of the analysis with the most important numbers and return metrics, allowing for a quick sniff test to see whether the deal pencils out.


Financing, Loans & Investment Strategy

The financing and loan section can be used to model multiple financing scenarios and refinancing options. The platform provides auto-suggested values and includes the option to fix the DSCR to easily maximize loan-to-value calculations.

The acquisition and sales section allows users to select a specific deal strategy, such as a fix-and-flip or a long-term hold, set different hold periods, or add an equity waterfall structure.


Professional Subscription: Sales & Rent Comparables

The professional subscription includes access to sales and rent comparables. Users can search for, create, or import their own library of comps.

Sales comps can be cherry-picked for customized underwriting and more accurate price valuation. Rent comps can also be used to further adjust market rent for each unit.


One-Click Underwriting Reports

Clicking the Generate Analysis button instantly generates a full underwriting report. Each property can have an unlimited number of underwriting scenarios that can be edited, shared, or collaborated on.

Users also have the option to download the Excel underwriting model.

Each report includes:

  • A clean rent roll

  • Customizable graphs for data visualization

  • A complete operating statement

  • Detailed expense breakdowns

  • Cash flow analysis and financial projections on both an annual and monthly basis

At the end of the report, users will find a full summary of acquisition details, sale assumptions, financing terms, operating data, and all return and revenue metrics.


Sharing, Branding & Investor Packages

All deal data can be viewed or edited through the platform tabs, and attachments such as due diligence documents can be managed directly within the system.

Clicking the Share Property button automatically creates unique, interactive property websites and brochures or offering packages that can be downloaded as PDFs or printed. These reports include custom branding, colors, contact information, and more.

Each customizable report contains a detailed property overview, the full financial package, and a summary of all metrics and comparables. Reports can be shared electronically using a unique access link.


Deal Pipeline & Collaboration

From the Properties tab, users can view, track, and compare deals while collaborating across their entire deal pipeline with team members or clients.

Users can easily invite others into the platform and assign specific viewing or editing privileges through the user management settings.


Deal Sourcing & Upcoming Features

The Deal Box feature allows users to passively source new deals, capturing valuable property and contact information without the hassle of endless cold calling. A customizable widget can be embedded directly on your website, notifying you each time a new deal is sourced. All sourced deals can be automatically analyzed by IntellCRE.

An upcoming Deal Finder feature will allow users to search for or receive notifications about new deals in their market based on preset criteria—making underwriting and decision-making just a click away.
