Hey everybody, this is Anton with IntellCRE. Welcome to this short video where I’m going to go over the market overview feature and how you can leverage AI-generated market overviews for all your deals within the IntellCRE platform.

Automatic AI-Generated Market Overviews

Every time you create a deal in the platform, the system uses all connected sources for demographic and market overview data and automatically creates an AI-driven market overview.

To access this market overview from the property dashboard, click on market overview. You’ll see that the system has already generated a report.

Choosing the Market Area (MSA vs Incorporated Place)

There are two different reports available.

One is for a larger geographical region, such as an MSA. An MSA usually contains more demographic data and has greater statistical significance.

You can also use a smaller, so-called incorporated place, which is a smaller geographical region, to generate the market overview.

This selection depends on the size of the market your deal is in.

Editing the City Overview

Within the market overview, we see the city overview.

You can edit anything here, including the name and the text in the overview itself.

There are sections such as recreational delights and culinary scene. You can upload your own photo, rescale it, and reposition it to your liking.

If you want to regenerate any part of the market overview, simply click AI generate description and that section will be regenerated from scratch.

Demographics Overview

Next is demographics.

We have demographic highlights. You can add a demographic highlight and edit any of the numbers in the existing highlights.

We also have demographic metrics such as population, households, median age, and median household income.

You can edit all of these values and also edit the notes, for example if you want to reference your own data source. You can also add additional rows.

Interests and Quality of Life

We also have interests such as entertainment.

You can add more groups, for example additional entertainment categories.

There are also quality of life metrics and population by age breakdowns.

Employment and Employers

Next is employment.

The system automatically generates a map showing nearby major employers.

You can add more employers and customize this data.

We also have employment metrics and employment industries.

Radius-Based Market Metrics

We also see metrics by radius.

These include one-mile, three-mile, and five-mile radii, along with corresponding total population, total households, and other relevant metrics.

Deal-Specific Market Data

There are also custom metrics specific to the type of deal you’re analyzing.

For example, quality of life is highly relevant for multifamily deals, while for self-storage deals, vehicle traffic counts may be more relevant.

The system automatically selects and includes the most relevant demographic and market data based on the deal type.

Saving Market Overview Configurations

You can edit and customize any part of the market overview and save it as a new configuration, similar to saving a brochure configuration.

Once you save it with a specific name, you can reuse that custom market overview for future deals or for the same deal later.

You can choose between the default market overview or any custom market overview you’ve saved previously.

Using Market Overview in Brochures and Presentations

Once you’re ready to generate an OM, BOV, or any other presentation for the deal, click create brochure.

You’ll see that the market overview section is one of the default sections that can be included in the document.

Within that section, city overview, demographics, top employers, and employment data are automatically included in the generated brochure.
