Method: Income approach on NNN rents with a mark-to-market view on expiring leases, cross-checked with price per SF for buildings of similar clear height, dock count and age. Industrial buyers screen on building function before price: clear height, dock doors, truck court, power and sprinklers decide the tenant pool. The document leads with specifications and a bay-level tenancy and rollover table on NNN rents.
