Introduction
Hey everyone, this is Anton with IntellCRE. In this short guide, we’re going to look at how you can create a BOV, or a broker opinion of value, using the IntellCRE platform.
This is a very similar document to an OM, offering memorandum, or marketing package. It’s going to be a variation of a brochure created within the system.
Prerequisites
As a prerequisite, make sure to watch the guide on how to create an OM or a brochure in the system.
We also want to make sure that our branding is set up in the settings under organization, custom branding, and organization info, so our colors, logos, and everything else are there.
We also want to make sure that we have created the deal, so the deal for which we wish to create a BOV is already in our pipeline.
Accessing the Brochure Builder
We start by clicking on the deal and navigating to marketing materials.
From there, we click on create brochure.
Now we have a similar create brochure settings page as with an OM, but this time we want to make sure that we include everything that we want included in a BOV.
Configuring the BOV Document
We choose the analysis that we want to include in the generated document.
We choose the layout, either single page view or booklet, which is ideal for printing or viewing as a flip book.
We can choose the design style and the authors of the document, either people within our organization or external authors.
The document title is going to be BOV or broker opinion of value.
If this document is addressed to a particular person or entity, we can use the presented to field.
Once we enable this, let’s add a presented to Joe Doe.
We can also include any additional text here.
Selecting Brochure Contents for a BOV
In the BOV, we can look at the brochure contents.
As with an OM, we can choose which sections we want to include or exclude, and we can also change the order of the sections.
We typically include an intro section, followed by pages and sections about the asset or property, and then the full financial package.
For a BOV, we might want to work with investment returns, or value scenarios, showing how the deal is going to perform and be priced under different moderate, aggressive, or conservative scenarios.
We might also want to include sensitivity analysis with respect to the price of the deal to justify the price we’ve determined.
Of course, we also include sales comps and rent comps to support our pricing and our proforma income numbers.
We might want to include a market overview as well.
Adding Team and Marketing Sections
This is where a BOV differs from a traditional OM.
We want to include pages about our team, our marketing and sales process, and why we are the trusted company or advisers that should service the client.
To create custom sections or pages, we use the append custom sections and append custom pages options.
Creating Custom Sections
We click add another section and upload our custom pages.
If you would like to have these custom pages created, you can work with our team and our in-house designers who can help design these slides.
We upload a file and provide a custom name for the section.
Let’s call it about our team.
You can add up to five subtitles, such as our locations, meet the team, and so on.
We then create the custom section.
Once the custom section is created, it shows at the bottom of the contents block.
We enable the section and place it by dragging and dropping it anywhere in the document.
Adding Custom Pages
With the append custom page option, we do something very similar.
We upload a custom page and choose options such as whether we want to include a header or footer, and whether we want our branding layered on top of the custom page.
We choose an internal name for the page so that we and the rest of our team can refer to it later.
Once uploaded and edited, the page appears at the bottom of the contents block.
We can then place that page anywhere in the document, either in a separate section or within an existing section.
Finalizing and Creating the BOV
We can customize fonts here or in the platform settings.
Once we’re ready, we click create brochure, in this case a BOV, and generate our BOV.
